More Than a Tick-Box Pest Check

Know what’s happening behind the walls, under the floor, and in the roof space, before it turns into a costly surprise. If you’re buying, selling, renovating, or simply want confidence about the condition of your home, a timber pest inspection gives you clear, independent evidence of termite risk and timber pest damage.

Termites and timber pests can cause serious structural damage long before it becomes obvious. A property can look “well maintained” and still have concealed activity in subfloors, wall cavities, roof framing, fences, decking, and other timber elements.

Our approach is simple: inspect thoroughly, report clearly, and tell you what it means so you can make the right call.

What We Inspect For

Our Termite and Timber Pest Inspections focus on three things:

1) Active Timber Pest Activity
We look for current activity and signs of live termites and other timber pests.

2) Evidence Of Previous Activity and Damage
We identify indicators of past termite activity, borers, fungal decay, and timber deterioration, and document visible damage where accessible.

3) Conditions That Increase Risk
We assess factors that attract or support timber pests, including moisture issues, poor ventilation, timber-to-ground contact, and other conducive conditions that raise the likelihood of future problems.

When A Termite and Timber Pest Inspection Matters Most

Pre-purchase:

Before you sign or go unconditional. This is where you have the most leverage.

Before final payment on a new build:

Confirm the site is not hiding early termite risk or timber pest conditions.

Ongoing ownership:

If you have damp areas, subfloor moisture, older timber structures, or you simply want peace of mind.

Reporting Standard and What You Receive

zYour inspection is completed to the recognised Australian Standard for timber pest inspections, AS 4349.3.

If you want to talk it through, we will explain the findings and what to do next, so you’re not left guessing.

You receive a clear written report that includes:

  • A plain-English summary of key findings
  • Photographic evidence where relevant
  • Identified pest activity or damage that is visible and accessible
  • Risk factors and conducive conditions
  • Practical recommendations and next steps

Qualifications You Can Trust

Inspection Hub’s timber pest inspection capability is backed by formal competency in:

  • CPPUPM3008 Inspect for and Report on Timber Pests
  • CPPUPM3010 Control Timber Pests
These units were attained as part of Termite and Timber Pest Management course at Summit Training Organisation.

Important Limitations

A timber pest inspection is a visual inspection of accessible areas. Some parts of a property may not be accessible at the time of inspection (for example, stored items, locked areas, tight subfloors, or concealed framing). Where access is limited, we document it clearly and explain what that means for your level of certainty.

If higher-risk factors are present, we will recommend the most sensible next step.
